2018 Destin market stats

Thinking of buying or listing a home or condo in Destin or along the 30A? The following stats show you the top selling markets, overall sales stats comparing the 1st quarter in 2017 vs 2017, and where we've seen the highest price increases.

  

2018 1st Quarter Condo Sales for Destin & 30A

Condos in the Destin and 30A area saw more substantial increases with a 21% gain overall in average condo prices. Several areas saw huge price increases including: 30A East (+71%), 30A West (+35%), Miramar/Sandestin Resort (+31%), and Niceville (+13%). There were 500 condos sold in the first quarter 2018 for an average 96% of list price.

The highest price condo sold was $2,200,000 in Sanctuary by the Sea.

Over 825 single-family luxury homes and townhomes were sold in the Destin area and along the 30A Highway in the last 6 months. We've put together a list of the top selling neighborhoods for these luxury home sales. This is great information for potential buyers, and to give sellers an idea of which areas are the hottest.

The median selling price for luxury homes was $815,000.  These luxury Destin and Gulf coast homes averaged 148 days on the market, and sold for 95% of the asking price. The average size was 3,020 square feet.

When it comes to top selling condos in Destin, Florida and along the Emerald Coast, Waterscape, Ariel Dunes and Sandpiper Cove have led the pack this year in popularity. Waterscape and Ariel Dunes are larger scale, resort-style condominiums, where Sandpiper Cove is more of a lowrise building, with townhome-style residences. Real estate sales along the Emerald Coast, including Destin and 30A Highway has been especially active this year. From January until the end of May 2017 we've seen steady increases resulting in higher sales, compared to the same period in 2016.

Here are the stats for Single-Family Homes, Condos and Townhomes:

Emerald Coast Single-Family Homes

The Emerald Coast single-family home market saw an increase of just 7% overall. Homeowners seemed content to remain where they were, as there was far less inventory then in 2016. Whatever went on the market has been selling quickly for an average of 97% of the asking price.
